ZEN MEDELLÍN VILLAS
Short-Term Rental Agreement

Property Address:

Santa Elena, Medellín, Antioquia, Colombia
This Agreement is entered into between the Owners/Management of Zen Medellín Villas
(“Owners”) and the registered Guest(s) (“Guests”).
By signing below, Guests agree to comply with all rules, policies, and conditions stated
herein.


1. REGISTERED GUESTS & OCCUPANCY
Only the Guests listed below are authorized to enter or stay on the property.
Maximum Number of Guests Authorized: _______
No additional visitors or overnight guests are permitted unless approved in advance by the
Owners or Management.
Unauthorized guests may result in immediate termination of the stay without refund.


2. CHECK-IN & CHECK-OUT
• Check-in: 3:00 PM
• Check-out: 12:00 Noon
Early check-in or late check-out requires prior approval.


3. CHILDREN & PETS
• No children under 12 years old unless previously approved.
• Parents or guardians are fully responsible for supervising minors at all times.
• No pets permitted unless approved in advance.
Guests acknowledge that the property contains lakes, uneven terrain, stairs, balconies,
animals, and other natural hazards.


4. ANIMALS & SECURITY
Zen Medellín Villas features peacocks, rabbits, ducks, chickens, koi fish, and other animals
throughout the property.
We want our Guests to enjoy the unique natural atmosphere of the property and its animals.

For the safety and well-being of the animals, Guests are prohibited from disturbing or
feeding the animals or fish.
For the safety of the animals and security of the property, all exterior gates and doors must
remain closed and secured at all times.
Violation of these rules may result in financial responsibility for damages, escaped animals,
contamination of water features, injury to animals, or death of animals.
Although Guests are entitled to complete privacy within their accommodations, exterior
areas of the property are generally monitored and recorded for security, safety, liability, and
animal surveillance.


5. NOISE, MUSIC & CONDUCT
We want all Guests to enjoy their stay and have a wonderful experience at Zen Medellín
Villas while also respecting the property, surrounding environment, animals, staff, and
neighboring residents.
The following are strictly prohibited:
• Loud music or excessive noise
• Drunken, disorderly, aggressive, or inappropriate conduct
• Illegal activity of any kind
Owners reserve the right to terminate the stay immediately, without refund, for disruptive,
dangerous, or inappropriate behavior.


6. SMOKING POLICY
Smoking of any kind, including cigarettes, cigars, vaping devices, marijuana, or similar
substances, is strictly prohibited inside any villa or interior area.
Minimum penalty: USD $250 per affected unit, in addition to any cleaning or damage costs.


7. PROPERTY DAMAGE
Any damage to, or missing, item or structure will result in a minimum charge of USD $100,
up to the full replacement or repair cost of a new item or structure where applicable.


8. LIABILITY
Guests acknowledge that use of the property and its amenities is entirely at their own risk.
Owners and Management shall not be held liable for accidents, injuries, falls, drowning,
theft, illness, death, or damage to personal property occurring on or around the property.


9. ILLEGAL ACTIVITY & PROHIBITED CONDUCT
The following are strictly prohibited:

• Illegal or illicit drugs
• Prostitution or solicitation
• Illegal weapons
• Violence, threats, or criminal activity
Any suspected illegal activity may be reported to local authorities.
Owners reserve the right to immediately terminate the stay without refund and remove
Guests or visitors from the property.
10. RIGHT TO REFUSE SERVICE, GOVERNING LAW & ENFORCEMENT
Owners reserve the right to refuse service, deny entry, or terminate any reservation or stay
for violation of these rules or for unsafe, disruptive, illegal, or inappropriate behavior.
This Agreement shall be governed by the laws of Colombia.
By signing below, Guests acknowledge that they have read, understood, and agreed to all
terms and conditions of this Agreement. 

Cancellation and Refund Policy

To secure the reservation, the Guest must pay the agreed deposit or full booking amount as specified by the Host. Once payment is received, the dates will be reserved exclusively for the Guest.

Guests may cancel the reservation and receive a refund according to the following terms:

  • Full refund of payments made if the cancellation is submitted at least 7 days before the scheduled check-in date.
  • No refund will be issued for cancellations made less than 7 days before check-in, including no-shows, early departures, or changes that shorten the stay.
  • If the Guest wishes to modify the reservation dates, any changes are subject to Host approval and availability. Approved date changes may be treated as a cancellation and rebooking at the Host’s discretion.
  • In the event of force majeure (such as natural disasters, government restrictions, or emergencies beyond either party’s control), the Host may, at their sole discretion, offer a partial refund or reschedule the stay.
  • Any bank transfer fees, payment processing fees, or currency exchange charges related to refunds shall be deducted from the refunded amount.

By making the reservation and submitting payment, the Guest acknowledges and agrees to this cancellation and refund policy.
